Our Mission

MortgageCalculatorIQ was built to give every homebuyer access to the same quality financial tools that used to be available only to professionals.

Buying a home is one of the largest financial decisions most people ever make. We translate complex lending rules, rate data, and closing cost math into tools anyone can use — for free, with no account required and no sales pressure.

About the Founder

Dr. Tiffani Shelton, DO

DO · Founder & Lead Editor, MortgageCalculatorIQ

Dr. Tiffani Shelton, DO, founded MortgageCalculatorIQ to democratize access to professional-grade mortgage analysis tools. As a Doctor of Osteopathic Medicine, she brings the same rigorous analytical thinking used in clinical practice to consumer financial education — building calculators and guides that translate complex lending rules into plain English. She is based in Wesley Chapel, Florida, and personally reviews all calculator logic and editorial content for accuracy.

Areas of expertise: Mortgage education, personal finance, and consumer lending research with a focus on making home finance accessible to first-time buyers, veterans, and underserved communities.

Medical training demands mastery of complex systems, evidence-based reasoning, and the ability to communicate complicated information clearly to patients making life-changing decisions. These same skills apply directly to mortgage education — where most Americans are making the largest financial decision of their lives with incomplete information and confusing jargon. MortgageCalculatorIQ exists to fix that.

Editorial Standards

All calculators are reviewed for mathematical accuracy. Rate defaults are updated monthly based on Freddie Mac Primary Mortgage Market Survey data.

  • Calculators use standard amortization formulas and widely accepted lending guidelines (28/36 DTI rule, PMI thresholds, CLTV limits, VA funding fee tables)
  • Articles are reviewed for accuracy and updated when rates, loan limits, or program rules change
  • We clearly label estimates vs. guarantees and link to official government sources whenever possible
  • Advertising and affiliate relationships never influence calculator outputs or editorial recommendations

Data Sources

Our rate defaults, loan limits, and program parameters are sourced from authoritative government and industry data:
